Position Title: Maintenance Worker II

Bring your creativity, knowledge of general maintenance and property management, excellent customer service, and the ability to work collaboratively and independently to the Red Deer Housing Authority (RDHA) as a Maintenance Worker II. Established in 1971, Red Deer Housing Authority is a Management Body under a Provincial Ministerial Order that provides affordable housing and rent subsidies to over 800 households in Red Deer and the surrounding area. Red Deer Housing Authority’s vision is to be the leader in non-market and social housing in Red Deer and the surrounding area. The mission is to provide affordable housing and subsidies to low-income individuals and families within the core housing need threshold.

POSITION SUMMARY

Reporting directly to the Maintenance Supervisor, Maintenance Worker II performs a wide range of maintenance and repair work (preventive, corrective and emergency, including grounds maintenance and suite renewals). Work is done in accordance with set guidelines and standards. This position operates as a mobile employee and may work at different locations in Red Deer and the surrounding communities.

KEY RESPONSIBILITIES

  1. Complete scheduled preventive maintenance inspections of building envelope and mechanical systems and equipment, recording readings and observations, and referring problems to the Maintenance Supervisor depending on the complexity of the problem.
  2. Perform general repairs for suite renewal that do not require a specialized technician, including the repairing of drywall, replacement of cupboards, ceramic tiles, floor and stair coverings, ceilings, siding and shingles, painting, and repairing doors and other building fixtures.
  3. Work along with the Maintenance Supervisor and the office team on procurement and vendor contracts to ensure compliance with the technical parameters and industry standards for materials and workmanship.
  4. Attend to Work Orders relating to minor maintenance repairs, including plumbing, heating and electrical systems, doors, windows and screens.
  5. Address exterior maintenance and grounds (i.e. lawn care and snow removal) as well as the repair or replacement of fences, staining of fences and replacement of sidewalk blocks.
  6. Working along with the Maintenance Supervisor on scheduling move-in/move-outs. Taking unit pictures and delivering notices to tenants as required.
  7. Maintain a computerized property management and maintenance tracking system for RDHA properties utilizing Yardi Voyager and proper record keeping of all maintenance work.
  8. Perform all aspects of the job in accordance applicable legislation and regulations, including but not limited to: The Residential Tenancies Act, Labour Relations Act, Fire Code and Occupational Health.
  9. Lead and exemplify the organizational values of RDHA: Compassion, Fairness and Equity, Value, Community, and Integrity.
  10. May be required to perform minor cleaning and maintenance duties, and other related duties where applicable.

EDUCATION AND EXPERIENCE

  • Completion of high school diploma and three years related property maintenance experience. Equivalencies will be considered. A trade certificate or license would be considered an asset.
  • Ability to complete appliance repairs, routine plumbing repairs, repairs and maintenance requiring carpentry skills, painting, and basic electrical repairs.
  • Knowledge of mechanical and HVAC systems and ability to safely use and maintain hand and power tools and equipment.
  • Knowledge and experience in residential property management and tenant relations, including the understanding and application of the Residential Tenancy Act and Regulations.
  • Strong understanding of the applicable legislation and regulations including Fire code; Building code; Freedom of Information and Protection of Privacy Act (FOIP), City Bylaws, and awareness of Occupational Health and Safety Standards and Practices.
  • Ability to work in a computerized environment using Yardi mobile application for maintenance, as per the user guidelines.
